Explanatory note
The complex in project is located in the central planning area of Uman city, Turok suburb.
The lot for design is restricted by Sadovaya street , Ostrovsky street and Engels street . The lot area provided for construction is 0.632 hectare.
The hotel complex in project consists of three sections connected by 3-storeyed stylobate unit.
The following area of the complex has the below functions:
underground parking;
commercial center with social – consuming areas servicing guests and people living in the hotel part of the complex;
hotel section;
administrative space;
fitness center with swimming pool;
technical spaces.
The underground parking is designed for 77 vehicles. The project includes rooms for guard next to the parking entrance-exit. Visitors approach to the hotel block from the parking is provided by elevators and staircases. Entrance and exit from the parking are to Sadovaya and Engels streets.
The commercial center with social-consuming areas servicing guests and people living in the hotel block of the complex include:
supermarket of food stuff and culinary;
home appliances store;
a bank branch;
communication center (post-office, telephone, Internet);
pharmacy;
public catering facilities;
commercial spaces for shops (clothes and etc.);
dry cleaning shop and laundry;
commercial spaces of social intention (jewelry and cultic stuff);
first aid center; dentist's office (subject to coordination with the Health Authorities);
halls for conferences, presentations, etc.
Central entrance to the commercial center is from Sadovaya street . Provided a regulation mode for approach of visitors and people living in the hotel. Organization of planning foresees effective use of facades as show-windows in Sadovaya street . Connection between the stores is provided by staircases, moving stairways and elevators.
The separate block consists of 5-, 7- and 9-storeyed sections. Each section is planned to have a communication core including staircases for evacuation of people, elevators, engineering communications, chambers for garbage disposal.
The administration spaces include the rooms of exploitation company and a central room controlling the complex.
The fitness center includes a swimming pool, a universal hall for fitness exercising, and a gym.
Technical space includes:
boiler room;
room for diesel-generator substation;
transformer substation;
multi-zone system of air-conditioning;
heat station;
pump station;
ventilation chambers system
The project provides flow division of guests of the hotel block and visitors of the commercial halls, social-consuming spaces, non residential rooms and a parking.
Provided the isolated zone of technological servicing of the complex. Stylobate part is along Sadovaya street . In the center of the volume planning composition there is a yard with possibility of separate approach of cars and buses to the territory of the complex.
Technological servicing of the complex is fulfilled from Sadovaya and Engles streets. The project provides reconstruction of Sadovaya street in the frames of construction with assuring the transport side lane.
In order to provide connection with buildings and erections existing around, brickwork is used as finishing material. |
